BACKGROUND INFORMATION


Marshall & Moran, LLC (M&M) was formed in 1963.  The principal activity of the company is real estate property management.  M&M is a member of the Community Associations Institute (CAI) and a Certified Manager of Community Associations.

M&M manages residential properties for cooperatives, condominium associations, financial institutions, government agencies, the New Jersey Superior Court, the United States Bankruptcy Court, non profit agencies, and private investors. It is also a licensed real estate broker and manager in NJ of commercial properties for, office buildings, strip malls, hospitals and private investors. 

An effective manager must work in partnership with the Board, set operating targets and achieve maximum long term stabilization and cash flow for the Association.  This re­quires attention to detail: providing prompt, courteous, and responsive service to residents.  Detailed property inspections are regularly conducted (See “Inspection Work Sheet” enclosed).

Financial information, are assembled in a computerized management data base.  Reports are prompt, accurate, detailed, informative and meet the latest industry standards.

The measure of good management is a working partnership with the Board of Directors which results in improved operations, financial stability, and resident satisfaction.

REDUCED COST OF GOODS AND SERVICES


M&M is able to achieve cost savings and improved services through the increased buying power that comes from the bulk purchase of goods and services.  In many cases we can achieve savings to associations by providing certain basic services. In depth knowledge of contractors, suppliers and professionals not only results in more competitive bidding but better quality work.

INSURANCE


M&M maintains a fidelity bond for all financial dealings plus general liability and “errors and omission” insurance for property management.  Special blanket policies can be provided resulting in lower liability and property premiums with increased coverage for the building.

MAINTENANCE DIVISION


Residential communities have numerous minor repairs that must be resolved promptly.  Unfortunately, most contractors do not want to take on these small jobs.  If they do they can charge high fees and take considerable time to complete.  M&M has a full maintenance division to provide repair services.  All work is prompt, reasonably priced and carried out by qualified professionals.  All personnel are fully insured.
